Terms and conditions

These Terms and Conditions clarify Copper Shore’s obligations to The Guest, The Guest’s obligations to Copper Shore, and in the very unlikely event of any disputes, will be used as the basis for any resolution. Please read them carefully before confirming your booking. Acceptance of these Terms & Conditions binds a contract between the following two parties: The Reservation Applicant (The Guest) and Copper Shore Lake Houses (The property Owner)

Reservation Applicant

All persons listed on the Reservation Application or added and approved subsequently by Copper Shore will be bound by these Terms and Conditions. Occupancy of the property is restricted to those names listed on the Application or added subsequently by Copper Shore. The Reservation Applicant is considered the Lead Guest and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the Lead Guest. It is the responsibility of the Lead Guest to ensure that members of their rental group are aware of and abide by all the terms and conditions contained herein.

Damages(both intentional and unintentional)

The Lead Guest agrees to negotiate retributions for any damages that occur directly with Copper Shore Lake Houses owner. Should a mutual agreement not be reached, compensation will be sought on the platform in which the booking was made(i.e. Airbnb or Vrbo). For Copper Shore website bookings compensation will be sought through legal avenues.

Arrival & Departure

Check-in is 4pm , Check-out time is 10 am as listed on your reservation.Prior arrangements for an early arrival or late departure must be made in advance.

Payment

Full payment is required upon booking. Once full payment is confirmed a reservation confirmation will be sent via email by Copper Shore. Payment will be taken by Credit Card or E-Transfer only.

Cancellation Policy & Changing a Booking

Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms  found on the platform in which the reservation was made. This applies to the Copper Shore Lake Houses Website(www.copper-shore.ca), Airbnb, and Vrbo.

Once a reservation has been accepted by Copper Shore the reservation may be changed to another Lake House depending on availability and at the discretion of owner or their designate.

Occupancy of the Property

The number of guests occupying the Property is strictly limited to those named on the Rental Application or any subsequent amendment notified in writing to Copper Shore. The stated and agreed occupancy figure of 8 persons maximum includes all persons irrespective of age. Lake House occupancy limits apply to day guests or overnight guests. Exceeding the number of stated and agreed persons, may result in additionalcharges.

Noise Policy

The period between 11:00 pm and 7:00 am is quiet time. Please respect your neighbours and remember, noise travels very well across water, in some cases, voices can be heard up to one kilometer away. Failure to adhere to this may result in eviction without refund.

Property Guidelines/House Rules

  • Illegal substances are not permitted within or on Copper Shore property.
  • Smoking and vaping are strictly prohibited in the Lake Houses. There is no smoking permitted within 90 metres(30 feet) of any building entrance. Cigarette butt receptacles are provided, please use them. Smoking or vaping in Lake Houses may result in additional charges.
  • Beach and Lakefront areas are not supervised by Copper Shore employees. There is no lifeguard on duty. It is the responsibility of all guests to always supervise children and at- risk individuals while on Copper Shore property. Copper Shores assumes no liability injury or death resulting from unsupervised individuals.
  • Use of the beach area, dock, and equipment (including but not limited to kayaks, standup paddle boards, paddleboats, dock slide and children’s play structure) is at your own risk.
  • Only registered guests are allowed at your Lake House. If you have someone coming for a short visit, please let us know.
  • Please turn off lights, fans & electronics (such as televisions) when not in use. Please leave the heat or A/C on depending on the season.
  • Ensure that all garbage & recycling on the property (interior & exterior) is disposed of accordingly in the dumpster located behind the common building. Ensure that garbage can lid is on tight to keep animals out.
  • Please do not attempt to move BBQ from its location. Clean BBQ after each use.
  • Please do not remove white bath towels from the Lake House. Beach towels (blue striped) have been provided for your use both in the Hot Tub and for the beach.
  • Please load and run the dishwasher before checking out .
  • Please leave the Lake House in the same condition as you found it.
  • Please ensure the Outdoor Shower is turned off when not in use.
  • Complimentary Guest Storage is located in the common building at the back of the property(door is labeled Guest Storage) . This is intended for all guests to use for overflow storage of small items. A key has been provided to you on check in. This room contains items such as a landline telephone, a first aid kit, extra supplies, and games for your use. This room is monitored by camera for security purposes.

Condition of the Property

The property will have been inspected prior to occupation. Please inform Copper Shore staff immediately about any damage and/or maintenance issues that require attention. The property and all furniture, fixtures, equipment, and effects in or about the property will be left same state of repair and condition as found at the commencement of the Rental. Should there be significant damage to any part of the property or the furniture, fixtures, equipment or effects during your stay, the value of such part of the property destroyed or damaged is to be repaid to Copper Shore, regardless of if the damage is deemed to be intentional or unintentional, or caused by pets.

Parking

Guests will be provided with three (3) parking spots per Lake House. Please refer to the parking plan in the guest guide. Please be conscientious of staff and other visitors and do not block driveway/roadway/dumpster. Please do not exceed speeds in excess of 10 km/h while within Copper Shore property. Please refer to the Parking Plan or the Guest Coordinator about where to park excess cars, recreational vehicles, and boat trailers.

Visitors

Guest visitors are allowed. All guest visitors must be registered with Copper Shore Guest Coordinator. The Guest is responsible for ensuring that any visitors comply with the Copper Shore Terms and Conditions. Any additional overnight visitors must be approved in advance and are subject to an additional fee as noted in our rates. Parties and large gatherings of any kind are strictly prohibited.Guests are to allow Copper Shore employees and their designates access to the property solely for purposes of repair and inspection. Copper Shore will exercise this right of access in a reasonable manner and advise beforehand where possible.

Telephone and Internet Services

 A landline telephone is located in the Guest storage unit of the Utility Building for emergency purposes. Cellular service is available in the area.Wireless Internet is provided in each lake house. The password will be provided to you upon check in.

Pets

Pets are subject to approval and should be declared when booking. Maximum 2 pets. All pets are subject to additional cleaning fees as set out in the platform on which the reservation was made. All pets must be on a leash or tethered when outside. Please clean up after your pet. Pets are not permitted on any furniture, including beds, and evidence of pet hair on furniture and bedding may incur additional cleaning or replacement charges. Pets may not be left in a cottage or unattended on the property at any time. Please ensure your pet has a kennel for this purpose. Copper Shore accepts no responsibility for any allergic reaction or other conditions as a result of our pets allowed policy.

Smoking

Smoking and vaping are strictly prohibited in the Lake Houses. There is no smoking permitted within 9 metres(30 feet)of any building entrance. Cigarette butt receptacles are provided, please use them. Smoking or vaping in Lake Houses may result in additional charges.

Fireworks & Campfires

Use of fireworks is not permitted within the Copper Shore property. Use of a wood burning campfire is only permitted in the designated communal campfire pit on the property and subject to the Government of New Brunswick Forest Fire Watch regulations as defined here: https://www2.gnb.ca/content/gnb/en/news/public_alerts/forest_fire_watch.html .The Guest agrees to comply with local fire restrictions that are posted in the vicinity and not will not light any campfire during fire bans. Guests are responsible to adhere to this information during their stay. Propane fire tables are provided for your use and may be used year-round.

Hot Tub Rules

Guests acknowledge that hot tub use is at their own risk and Copper Shore assumes no responsibility for any harm incurred by guests, or visitors, during their stay

A maximum of 6 people is permitted in the hot tub at one time. The hot tub is not recommended for children, pregnant women, or those with heart conditions.

If you permit your child to use the hot tub, they must be supervised by you at all times. No glass or food in or around hot tub. Use only provided plastic cups or plastic bottles or cans around hot tub area. Toys or foreign objects in hot tub are not permitted. Please shower (indoor and outdoor showers are located on each property) prior to using the hot tub. Ensure that feet are clean of dirt, sand, or grass before entering. No running, jumping or horseplay in, or around, hot tub. Turn off jets after use, replace and fasten cover when not in use.

Beach and Dock Use

Beach and Lakefront areas are not supervised by Copper Shore employees. There is no lifeguard on duty. It is the responsibility of all guests to always supervise children and at- risk individuals while on Copper Shore property. Copper Shores assumes no liability for accidental injury or death resulting from unsupervised individuals. Use of the beach area, dock, and equipment (including but not limited to kayaks, standup paddle boards, paddleboats, dock slide and children’s play structure) is at your own risk.

Children must be always supervised by an adult. Life jackets are strongly recommended for all children while on the dock. Absolutely NO RUNNING, DIVING or HORSEPLAY on the dock. Swimming after dark is not permitted. Glass is not permitted on the beach/dock area – Plastic cups, plastic bottles or cans are fine. Please be sure to retrieve any/all garbage and place in designated receptacles.

Blue and white Cabana towels have been provided for the Beach. White towels are not permitted for beach or hot tub use.

Watercraft under power(sailboat, jet ski, power boat etc.) Guests that plan to bring watercraft on a trailer or arrive by water must be declared upon booking. Please check our Parking Plan in the Guest Guide or check with the Guest Coordinator about where to park a boat trailer. Visitors arriving by water are not permitted. Only registered guests may dock watercraft at Copper Shore. All watercraft using the dock do so at their own risk. Copper Shore is not responsible for any damage incurred to watercraft while on Copper Shore property. Copper Shore assumes no responsibility for any harm incurred byguests, or visitors, during their stay as a result of guests or visitors operating or docking Watercraft on the property . Guest and visitors agree to abide by the Beach Rules as posted. Boaters are reminded to be mindful of swimmers and equipment in and around the beach and dock area and should exercise due care and caution. Watercrafts are responsible for their own wake and should abide by the slow zone in front of the beach.

Recreational/Off Road vehicles(ATV, snowmobiles, etc.)

Guests that plan to bring recreational vehicles on a trailer or arrive by same must be declared upon booking. Please refer to the Parking Plan in the Guest Guide or check with the Guest Coordinator for instructions on where to park. Any recreational vehicle that arrives as a visitor at Copper Shore must be pre-approved with Copper Shore staff  and should register with theGuest Coordinator upon arrival. All recreational vehicles parking at Copper Shore Lake Houses do so at their own risk. Copper Shore is not responsible for any damage incurred to recreational vehicles while on Copper Shore property. Copper Shore assumes no responsibility for any harm incurred byguests, or visitors operating recreational vehicles during their stay.

Copper Shore Property Access During Winter Months

All properties offered for rental during the winter months have road access and receive a snow clearance service from either municipal or private sources. However, Guests are advised that following any major snowfall, snow plough providers are contracted to clear local roads in a predetermined order. Consequently, ploughing at a property may be delayed for several hours or, in severe storm conditions, days.In the unlikely event that a Guest is unable to leave a property on the planned departure date due to weather-related issues in the cottage vicinity, the Guest will not be liable for any additional accommodation charges.Should a lack of snow clearance prevent a Guest from reaching a property for the designated check-in time, the Guest will receive a refund of the rental fee for the day(s) the property was inaccessible. Copper Shore will not be held responsible for any personal losses, additional expenses, or penalties incurred because of being unable to arrive at or leave a property on time due to a lack of snow clearance. Guests are also reminded to ensure that they and their vehicles are suitably prepared and equipped for driving in the wintry conditions likely to be encountered during their visit to southern New Brunswick.

Security and Privacy

While we have taken the necessary measures to make our Lake Houses safe for incoming guests, you also have a role to play in ensuring the safety and security of your party. There are actions you can follow to keep the Lake House secure during your stay.Any time guests leave the lake house, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage. Copper Shore is not responsible for the loss of any personal belongings or valuables. In the event you misplace something in the lake house during your stay, please inform us and we will endeavor to find and return it to you. Parents must not leave children unattended at any time. Any guest injuries sustained inside the house or on the grounds are the responsibility of The Guest. A first aid kit and fire extinguisher are located under the kitchen sink of each unit and in the Guest Storage area as well.

Security cameras are on-site, outdoors only, for the safety and protection of our guests. Cameras are not located inside the lake houses and are not pointed in any direction that may cause privacy concerns for our guests. A camera is also located in the Guest Storage Unit ,as this is a shared guest space, for safety and security purposes. Copper Shore is not responsible for any lost, broken, or missing items from the Guest Storage Area. Please contact us immediately should you have any concerns about this area or your property within it.

Information contained in Promotional Material

The information contained on any web sites, social media sites and in any printed material or Guest Guides, is believed to be correct at the time of this agreement.

Equipment and Facilities

Advertised equipment and facilities are provided at the discretion of Copper Shore and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situations occur that renders an element unusable, Copper Shore will not take responsibility for replacing or fully refunding The Guest for the lack of use of these equipment or facilities.

The Guest agrees to report any inoperative or defective equipment to Copper Shore promptly. Copper Shore will make every reasonable effort to have repairs made as soon as possible.

Refunds

If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace. If the amenity cannot be replaced or restored to reasonable use within 12 business hours, an appropriate refund may be made, at the discretion of Copper Shore. This does not apply to system breakdown caused by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities. 

Copper Shore is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond their control or any failure of public utilities. There will be no refunds for naturally induced changes including (but not exclusive to) changes in water levels, fallen trees, road washouts etc. Where a refund may be agreed upon, the amount of refund shall in no case exceed the amount paid in rental fees.

Pandemic Cancellation Policy (includes Covid-19)

During these uncertain times, we would like to ensure our prospective Guests are aware of Copper Shore’s Pandemic Cancellation Policy.All rentals of less than 14 days could be in jeopardy if there is an Emergency Order / Stay at Home Order in place during their rental.If the booking is over 14 days, then the rental is allowed to proceed.All rentals for less than 14 days are subject to cancellation if there is an Emergency Order. For US and International Guests, as COVID-19 is a known disease, there are no exceptions for cancellation due to border closures.

Other Conditions of Booking

The Guest shall abide by these Terms and Conditions of Rental and any other instructions contained in the individual Lake House Guide and any additional information and instructions as shall be supplied by Copper Shore.

LIMITATIONS OF LIABILITY: The Guest represents, warrants, acknowledges and agrees with Copper Shore that he/she/they will use the Property and its facilities and equipment included but not limited to;  kayaks, paddle boards and paddle boats, dock dock slide, and children’s play structure in accordance with The Terms and Conditions above and the Copper Shore Lake House information provided and that he/she /they does so at his/her own risk and that he/she indemnifies and saves Copper Shore harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The Guest, his/her family, guests, or visitors before, during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and any recreational equipment included but not limited to kayaks, paddle boards and paddle boats, dock, dock slide, and children’s play structure and agrees to pay for any damage of said equipment, other than for normal wear and tear. The Guest further acknowledges he/she is responsible for ensuring all local boating regulations are observed, including having required safety equipment in the watercraft, as well as meeting current operator competency requirements.

Electronic Documents Act

By selecting “I Agree, reserve this Property” on the booking interface of the Copper Shore web site, the Guest understands and agrees that they are entering into a legal binding agreement.
